Below are some common questions related to the GreenVal tool.
Currently, no digital tool is 100% accurate but we have one of the leading tools on the market to give most homes confidence in benefits and costs, and to get quotes from suppliers. By getting a quote from suppliers the homeowner will get final figures bespoke to their homes.
GreenVal is one of the most advanced solutions on the market, but if work has taken place since an EPC was carried out, it may still show up as a recommendation. In the recommendation section there is an option to ‘mark as done’ so it updates the report.
Energy efficiency can significantly decrease your energy bills, make your home more comfortable in hot summers and cold winters, and help us as a society fight climate change by reducing carbon emissions. Many studies have also shown there is a value increase for the property. Finally, as a landlord the government has promised to introduce new minimum energy efficiency standards meaning that you can not rent out a property below an energy rating of C without an exemption, or you many be fined.
People may choose to pay for improvements out of savings, save up, or take on finance. For finance, the supplier may offer an interest free period and / or a finance plan, and many mortgage lenders offer cashback, reduced mortgage rates, or preferential rates on additional borrowing for the works. There may also be grants that partially or fully cover the cost of improvements (see ‘Are there any grants available’ question).
GreenVal takes into account non-means tested grants and also does an initial filter if you many be eligible for means-tested grants. Our suppliers can take you through grant processes like ECO4 for example.
The homeowner is presented with an estimated energy rating and recommended to get an EPC, but can also go on to explore typical improvements for properties like theirs and get quotes.
This is an estimate based on the total costs of doing improvement works and what proportion of this spend could be claimed as part of capital gains tax or corporation tax minus any tax allowances.
We select improvement suppliers based on quality, holding relevant accreditations and warranties, and the degree of UK coverage. We have checked they hold these accreditations and appropriate insurances.

We use a number of open datasets including Royal Mail, Ordnance Survey, Government EPC data as well as our own models.
In order to keep the cost of our services low or free to homeowners we do take commission from some improvement suppliers (typically around 5%) and split this with you. This commission is part of a suppliers marketing budget which we save them, so a homeowner would not get a cheaper deal by going direct.
In the first instance, the homeowner should talk to the improvement supplier as they will have their own complaints procedure and also hold works guarantees. Do let us know if a customer has complained and we will also track this and raise it with the supplier. If it is not satisfactorily resolved there are industry bodies the homeowner can contact to escalate.
Our calculation treats estimated energy savings as increased disposable income and then applies a typical income multiplier. They are illustrative only and not connected to a specific lender.
We’ve based this on a typical green discount rate from several lenders, the average loan amount in the UK, and an assumed 5 year deal.
